PROPERTY SUMMARY

Situated outside of Walden, Colorado, the Kuiper Ranch is a 2,040 +/- deeded acre cattle ranch with productive meadows, historic improvements, and expansive views of the Rocky Mountains. The Kuiper Ranch has served as a balanced hay and cattle operation for many years producing, on average, 965 tons of mountain meadow hay from 778 irrigated acres. The meadows are irrigated by 86.7 CFS of water rights out of a system of ditches. The current landowners have utilized this property to graze 200 replacement heifers and 200 cow/calf pairs through the summer and 400-500 bred cows in the Fall.

The improvements on the ranch have been well-maintained by the landowners and include a ranch home, historic barn, two shop buildings, a cabin, equipment shed and chicken coops. The property is accessed by a maintained, gravel county road located eight miles outside of Walden.

The ranch is surrounded by the Park Range, Medicine Bow Mountains, Rabbit Ears Pass and the Never Summer Mountains. In additional to moose, which can almost always be spotted in the area, elk, antelope, mule deer and migratory birds also frequent the property. Over 4.8 miles of Beaver Creek and one mile of the Roaring Fork meander through the meadows and both offer incredible fishing opportunities for Brown and Rainbow Trout.

The Kuiper Ranch is located approximately 8 miles southwest of Walden, Colorado in an area known as North Park, which is known as the “Moose Viewing Capital of Colorado” and moose can almost always be found along the miles of live water and willows on the ranch. The elk, antelope, mule deer, and exceptional fishing make this an incredible recreational resource as well as a balanced high-altitude cattle operation.

The ranch is located in northwest Colorado in the Rocky Mountains and near the destination resort town of Steamboat Springs. The ranch is easily accessed via Colorado Highway 14 and is only an hour drive to the I-70 and I-25 corridors to Denver, Grand Junction, and Colorado Springs.

The ranch is 15 minutes from the Walden-Jackson County Airport and is 73 miles from the nearest commercial air service in Hayden, Colorado.

The elevation at the ranch headquarters, along the creek, is approximately 8,100 feet. The elevation increases to 8,200 feet throughout the meadows.The average summer temperature ranges from a high of 80 degrees to a low of 40 degrees. During the winter months, the temperature ranges from a high of 30 degrees to a low of 0 degrees.The annual rain precipitation of the ranch is approximately 14 inches, and the average annual snowfall is approximately 92 inches.

IMPROVEMENTS

The property headquarters are located on the north side of County Road 22, which is a maintained gravel county road, and can be accessed year-round. The two-story ranch home, with four bedrooms and two bathrooms, was built in the 1930’s, was remodeled in the late 1990’s, and consists of 1,900 square feet heated by propane. The historic 3,300 square foot barn with a hay loft was built around 1918. There are two shop buildings, one which is 1,920 square feet and was constructed in 2000, and the other which is 670 square feet. There are corrals, an equipment shed, and a loading chute at the headquarters, as well as two chicken coops.
