PROPERTY SUMMARY

This is an extremely rare offering located in the heart of Wyoming at the end of the road, yet with excellent access. The ranch has been privately held for many years and has never been seen before except by family and privileged guests.

There are roughly ten miles of incredible trout fishery supporting fish ranging in size from 12 inches to 15 pounds. The creeks on the ranch are fed by springs originating at 8,900 feet in elevation before traveling throughout the property and confluence to form Little Canyon Creek. The naturally occurring spring creeks offer consistent temperatures and balanced pH for fish habitats and biodiversity in food and consistent flows throughout the year.

The Hardknocks Ranch presents a buyer with unlimited recreational opportunities and provides the ideal cover and habitat needed for outstanding 400-class elk, 180-class whitetail, 200-class mule deer, trophy antelope, pheasant, chukar, partridge, grouse, ducks, turkeys, lions, bears, bobcats and everything else wild spread over 6,000 deeded acres plus 820 +/- acres of state of Wyoming lease land.

There are no artificial features on the ranch other than the modest but adequate improvements, access roads, spring developments, ponds, and streambed enhancements. The main home is situated at the base of Little Canyon Creek next to a large instream pond. From the deck of the home, there is a view of a magnificent waterfall with native trout, some upwards of 15 pounds. There are five additional cabins located throughout the property to accommodate guests, hunters, and anglers.

The ranch has been thoughtfully improved with over 70 miles of roads suitable for ATVs and vehicles to allow access to all ends of the ranch.
