PROPERTY SUMMARY

The Goddard Ranch consists of 737 +/- deeded acres and is located approximately 4.5 miles from the town of Buffalo and 37 miles from the town of Sheridan. There are six pivots over 314 acres and 28 acres under two side roll sprinklers producing, on average, 1,074 tons of grass hay from two cuttings, and additional acreage irrigated by gated pipe and big gun sprinklers. The views of the foothills and Big Horn Mountains from the property are exceptional and the topography along the road creates privacy while still being located minutes from town. There are improved gravel roads throughout the property and it can be accessed off of several different improved approaches from French Creek Road.

There are five wells permitted for stock use and two wells permitted for domestic use. The property has good territorial water rights for the irrigated land and the water rights information is available upon request.

Under the conservation easement, there are building envelopes in the SE1/4NE1/4 of Section 13 of T51N R83W and the SW1/4NW1/4 of Section 18 of T51N R82W for the construction of new corrals, hay sheds, loafing sheds, and barns, provided that the total of all such enclosed structures shall not exceed 10,000 square feet in floor area.

Also, under the Amended Covenants for the property, the “Ranch Owner” of the agricultural lands, is “entitled to construct on the Ranch Lands a personal residence, along with other buildings (including a ranch manager residence), structures, fencing, landscaping, and improvement which are necessary to the operations of the Ranch Lands”.

The 2020 property taxes were $5,123.54.
