Property Details

The LoneTree Land and Livestock consists of 69,458 +/- total acres, of which 45,352 +/- are deeded acres. This is an old-line, legacy ranching operation and is currently the largest holding of deeded acres for sale in the state of Wyoming. It supports approximately 2,000 cow/calf pairs and has four sets of outstanding living and working improvements. The ranch is also blessed with an abundance of hunting opportunities with trophy sized elk, mule deer, and antelope. The ranch has a very diversified terrain from mountainous, steep breaks, timbered country to low lying grassland. Many drainages start on the property with runoff flowing north to the Belle Fourche River and south to the Cheyenne River. It is noted for its easy winters and good moisture in the spring. Consequently, they do not have to purchase hay for winter feeding. Grasses grown are very tough and hardy, requiring minimum moisture. Overhead is relatively low, making this a very productive and profitable operation.

The thoughtful design of the operations and extensive working improvements make the ranch a property characterized by its ease of use and low overhead. In large part, due to the years of immaculate care by the current owners, the turn-key operations provide flexibility in all scenarios. Currently the Sellers are running 1,200 cow/calf pairs along with 400 replacement heifers, and if moisture permits, 2,000 yearlings in the summer months as well as bulls and saddle horses. If operated exclusively as a cow/calf operation, the ranch supports 2,000 pairs comfortably.

As part of the working improvements, the ranch has heated insulated shops, metal barns and equipment sheds, multiple storage buildings and unique, newly constructed Temple Grandin designed cattle working facilities. They are completely made of steel pipe and built in a circular flow to minimize the stress on livestock and to ease and expedite operations.

Recreational Opportunities

This property is teeming with elk, mule deer and antelope, as well as upland birds. The ranch is located in elk hunt unit 123, which currently has a trophy bull elk season every two years and a cow elk season every year. This has resulted in trophy game management and herd size management. The Sellers have harvested multiple bull elk scoring in the 380-inch range and trophy caliber deer and antelope. The ranch has historically qualified for two landowner elk permits, two landowner deer permits, and two landowner antelope permits.
