SOLD - PFISTER LAND COMPANY, LLC REPRESENTED THE BUYER The ranch has 1,348 deeded acres along with the ability to irrigate 205 acres. Deer Creek runs through the property for two miles from its headwaters in the National Forest through a steep rugged canyon with pine, juniper and aspen trees on the east end of the ranch then through dense aspen and willow groves alongside the creek as it meanders past the buildings and through meadows. Along the way, there are several beaver ponds. The ranch is surrounded on three sides by the Pennock Mountain Wildlife Habitat Management Area and to the east lies a half mile of BLM that leads directly into the Medicine Bow National Forest which runs 27 miles east and 35 miles south to the state line and beyond into Colorado. The improvements are located closer to the west end in a very private setting on both sides of the creek with large mature trees and bushes. The ranch offers excellent opportunity for developing the fishing resources further through more ponds along the creek and stream enhancement. On the ranch and in the surrounding forest, BLM and Wildlife Habitat areas there is excellent wildlife including elk, deer and antelope. There is a variety of other wildlife including eagles, hawks, coyotes, mountain lion, bear and numerous other species including birds and waterfowl. Deer Creek Ranch shares its west and south boundary with the 10,040 acre Pennock Mountain Wildlife Habitat Area, managed by the Wyoming Game and Fish Commission. The purpose is to protect wildlife habitat and open space migration to and from Pennock Mountain. Due to its strategic location and significant habitat for wildlife, the ranch has been protected with a conservation easement preserving its Open Space value. Continuation of agricultural operations, hunting, fishing, repair, replacement and enlargement of buildings (including one additional building site) remains intact.
